Our 7 bedroom, 5.5 bathroom executive villa overlooks a water and conservation area and is located in the enclave section of Emerald Island, Kissimmee, which is a high quality new community only a few minutes from Disney World.
Emerald Island is a unique resort style gated community with great facilities for all guests to enjoy including a pool, hot tub, sauna, fitness room, Internet room and a video arcade. There is also children's playground, a sand volleyball court and a nature trail to explore. Being only three miles from the entrance to Disney World it is perfectly located for visiting all the attractions. Shops, 24-hour supermarkets and restaurants are only a few minutes away on US192. The enclave section features executive, more spacious homes on larger lots.
Our villa, with its south facing pool and beautiful views over the waterway to the conservation beyond, is the perfect place for large parties to recover from a hard day at the parks or golf Course.
The extended pool area has a 28ftx14ft pool and adjoining spa and is in the sunshine all day. If you get too hot then you can spend some time in the large covered lanai area with it’s overhead fan. There are plenty of reclining sun chairs as well as a table and chairs for dining outside while enjoying the View.
Inside, the villa with its 7 bedrooms and 5.5 bathrooms easily sleeps 17 guests. There are three Master bedroom suites and a further four twin rooms which share two bathrooms. An interior design company has furnished the whole house to a very high standard. Each bedroom has a Tv, one also with a Playstation 2 with games. The living room also has a Dvd with movies and Vcr. There is also a separate dining area and family room with stereo system. The house is fully air-conditioned throughout.
There is also an air-conditioned games room with a pool table and foosball (table football) and a plasma TV.
Avoca has loads of “extras” at no extra charge such as high-speed wireless Internet, DVDs and board games, a gas bbq grill and a baby equipment package including high chairs, strollers and baby monitors.
You will find everything you need to make you comfortable during your stay including a fully equipped kitchen and laundry room.
Our fully licensed home is managed locally so that you always have someone to call on in case of a problem. In order to maintain a high quality of service for all our guests we do not allow pets or smoking in the villa although we do provide ashtrays for use outside. |

There are plenty of reclining sun chairs as well as a table and chairs for dining outside while enjoying the view and there is a child safety fence in place to keep young children away from the pool unless supervised.
Inside, our spacious, fully air-conditioned villa with its 7 bedrooms and 5.5 bathrooms sleeps up to 15 guests. There are three Master bedroom suites, two with King beds and one with a Queen bed. There is one Queen bedroom that shares a bathroom with a twin bedroom. The final two rooms are a bunk bedroom with a full bed and a single bed, which shares a bathroom with another bunk bedroom.
Each bedroom has a cable TV/DVD combo and our den has a huge 65in flat screen TV with surround sound and an Xbox 360 with games. In the rest of the house you will find family and lounge areas as well as a breakfast nook and separate dining room. The fully equipped kitchen with dishwasher and microwave as well as a separate laundry area should help you feel perfectly comfortable during your stay.
There is also an air-conditioned games room with a pool table and foosball (table football) and a plasma TV.

A 20% non refundable deposit is required when booking and the balance along with a £200 refundable security deposit is due six weeks before your stay starts.
